Terrain                 Slightly rolling South Texas brush country with long views from the rises. The soils are loamy soils over heavier clay subsoils with limestone within 40 inches of the surface.

Vegetation           Mesquite, black brush, retama, guayacon and huisache dominate the vegetation.  Oak, elm, hackberry, pecan, and persimmon trees grow along the streams and rivers.  The proliferation of nutritious grasses, including the grama, buffalo and mesquite species, form the basis for Zavala  County's successful ranching operations.

Rainfall                The average annual rainfall is 21.87 inches with the majority being in the spring and fall.  Zavala County has a growing season of 282 days.

Climate                 Winters are mild and summers are hot and humid with temperatures normally above 100 degrees, which with the fertile soils and good water sources make Zavala County ideal for farming operations.

Wildlife                South Texas is known for the "muy grande" deer.  The area is known for big hunting ranches.  Whitetail deer, axis deer, javelinas, feral hogs, coyote, and rattlesnakes are abundant.  13 feeders and 13 deer blinds are setup throughout the ranch and along numerous hunting senderos. Excellent fishing opportunities in the Nueces River, which is a clear warm water spring-fed river, and the fun can be had catching Guadalupe bass, largemouth bass, smallmouth bass and a variety of panfish such as yellow-belly sunfish, rock bass, green perch and Rio Grande perch.  This area is a good dove hunting area located in a dove flyway and quail and turkey provide other hunting aspects.

Water                    This ranch has over 2 miles of beautiful Nueces river!  The owner has built a new low water crossing at the main entrance to the ranch. Two solar powered water wells, 1 windmill well and 2 wells with submersible pumps provide adequate water supply for the ranch.  There are a total of 7 stock tanks on the ranch and 3 of these are fed by a pump from the Nueces River.
